This is a beautiful eighteenth-century farmhouse in the countryside, on the border between Lombardia and Piemonte, between the small villages of Casalnoceto and Castellar Guidobono and just a few kilometres from the urban centres of Voghera and Tortona. We are in Rosano, a small hamlet of Casalnoceto, which has been included in the FAI classification of "Borghi del cuore" (Villages of the Heart). A few steps from the farmhouse is the majestic 16th century historic residence of the Spinola family. The farmhouse is set in this bucolic setting. It enjoys views as far as the eye can see over the surrounding plains and hills. It is built entirely in exposed stone and brick. It has preserved its original structure and typical materials, such as stone floors. On the façade of the farmhouse there are traces of a fresco attributed to the Voghera painter Ambrogio Casati, who lived at the end of the 19th century. The fresco was commissioned in the 1930s. The house has three floors and a total surface area of about 360 square metres. The rooms are spacious and light, with vaulted ceilings up to four metres high. From the ground floor there is a large stone staircase that divides the two sides of the house; on the left there is a large dining and living room with fireplace, made very bright by the windows overlooking the courtyard, to the side and to the rear. To the right of the entrance there is another room, now also used as a dining and sitting room, with views of the courtyard outside, and a kitchen with views of the part of the garden to the rear of the house. The hallway leads to a small bathroom, the cellar and a utility door. On the first floor there is the sleeping area with two bedrooms. There is also a large room with a sitting area and a study. On the second floor there are two more very spacious bedrooms with exposed beams. The size of the rooms allows for additional bathrooms on each floor. Although the house is very large, it feels intimate and well proportioned. Above all, it creates a series of ideal connections with the landscape, allowing the farmhouse to open up to a pleasant natural environment that can be enjoyed in all seasons. The property is completed by a garden, a large courtyard, a portico now used as a wood store and a shed with a wood oven, ideal for al fresco dining, and an optional 7,000 square metre plot of land. The location of the farmhouse is very convenient both for the A7 Milan/Genoa motorway and for the services. It is also easy to reach the many cycle and pedestrian routes, such as the greenway that links Salice Terme to Voghera and Varzi, following the entire Staffora stream valley.
